Sewer Line Repair & Replacement Services

Discount Plumbing Rooter Services handles sewer line repair and replacement for San Francisco homes, apartments, HOAs, and real estate transactions. We start by locating the sewer line and identifying the failure point, then recommend the least disruptive fix that solves the problem.

Our sewer services include sewer camera inspection, sewer line locating, cleanout installation, spot sewer line repair, sewer pipe replacement, trenchless sewer repair and replacement, sewer lateral repair, hydro jetting before repair when appropriate, and post-repair camera verification.

We work with cast iron, clay, terra cotta, ABS, polyethylene, Orangeburg, and other pipe materials, and we can help coordinate permits, inspections, and city requirements from start to finish.

Signs You Need Sewer Line Repair in San Francisco

San Francisco sewer problems often start small and then turn into backups, odors, or yard damage. Call for sewer line repair if you notice any of these warning signs.

Multiple Drains Backing Up

If toilets, tubs, showers, or floor drains back up at the same time, the blockage is often in the main sewer line rather than a single fixture.

Sewer Smell in the Home or Yard

Strong sewer odors can point to cracked pipe, a failed joint, a dry trap, or a leak near the sewer lateral.

Gurgling Toilets, Tubs, or Drains

Gurgling sounds after flushing or draining water can mean the sewer line is restricted and air is being forced back through the system.

Tree Roots in Sewer Lines

Roots are common in older San Francisco neighborhoods and can enter clay or cast iron joints, causing repeat clogs and pipe damage.

Cracked, Collapsed, or Offset Sewer Pipes

Camera inspections help identify broken pipe sections, bellies, offsets, and collapsed areas before digging begins.

Recurring Clogs After Snaking

If the same line keeps clogging after drain cleaning, the problem may be structural and may need sewer repair or replacement.

Wet or Sunken Spots Around the Sewer Line

Soft soil, sewage seepage, unusually green patches, or sinking ground can signal a leaking sewer pipe underground.

We start with a video camera inspection to pinpoint cracks, offsets, bellies, root intrusion, or hard scale, so there’s zero guesswork.

Sewer Line Repair Options We Provide

Sewer Line Repair for Older San Francisco Homes

Many San Francisco homes still rely on older clay, cast iron, terra cotta, or Orangeburg sewer lines. Over time, these lines can crack, offset, sag, collapse, or let roots enter through weakened joints.

Our team regularly helps homeowners in Noe Valley, the Mission District, Castro, Bernal Heights, Glen Park, Sunset, Richmond, Pacific Heights, Marina, Potrero Hill, SoMa, and nearby San Francisco neighborhoods. Narrow lots, tight side yards, hills, and limited excavation access are common here, so we look for repair methods that reduce disruption whenever possible.

If your project involves a sewer lateral, point-of-sale compliance, permits, or inspections, we can help you understand the next steps and document the condition of the line with camera verification.

We had a water heater installed in 2014, but it failed today in 2026 and called Discount Plumbing. They sent a young man named Carlos, he installed a new water heater, a 50-gallon Bradford White brand, which looks better than the 40-gallon Rheem that he replaced. Carlos was smart, knowledgeable, and very polite. Ask for him if you can, he was wonderful. I was so impressed, I wrote his name on the side of the new water heater in case I need service down the road. I highly recommend Carlos he did a fantastic job!!

Ricardo was so thorough and completely resolved our Plumbing crisis. He helped us understand what had happened and how we might avoid this particular problem in the future. He also took a look at some other areas we were having more minor issues and suggested some easy fixes. I appreciate that he was able to come by quickly and that he did a good job of cleaning up after the work. We have used him twice in the past and want to hesitate to call again in the future.

Discount Plumbing has completed three jobs for us in the past month and have been amazing at each one of them! We had a major sewage project completed in a timely manner due to tree root intrusion. From assessment to project completion, the crew provided great service and results. We also had two separate projects where Ryan C. helped move our water heater and replace our pilot when it went out. They are fast and professional, and scheduling the service was very easy. We will keep using Discount Plumbing in the future as our dedicated plumbers!

We had a clogged outdoor P-trap drain pipe, and Carlos G quickly diagnosed the issue and recommended snaking the drain to clear it before the next heavy rainfall. He was professional, knowledgeable, and efficient. We were very satisfied with his service, and the drain is now flowing freely again. Discount Plumbing also gave a 1 month warranty on the snaking performed.

I live in Hawaii, and my mom who lives in San Francisco called me in a panic because her hot water suddenly stopped working. I reached out to Discount Plumbing, and they immediately sent Kevin to her home. He arrived promptly, assessed the issue with her water heater, and called me to clearly explain the possible solutions.

Kevin kept me updated every step of the way, even sending me photos of the old unit so I could understand what was going on from across the ocean. Once I decided to move forward with a full replacement, he skillfully handled everything, picked up the new water heater, installed it quickly, and followed up with photos of the completed work. (I’ve posted the before and after photos)

Before leaving, he left my mom his business card in case she needed anything else, which gave both of us peace of mind. The payment process was also seamless, they emailed me the invoice so I could take care of it directly, which was great because I didn’t want my mom to have to deal with any of it.

I truly appreciate the professionalism, communication, and efficiency Kevin and Discount Plumbing showed throughout the entire process. Highly recommend them if you’re looking for dependable plumbing service in San Francisco!

Sewer Line Repair FAQs

How do I know if I need sewer line repair?

You may need sewer line repair if multiple drains back up, sewage odors appear, water drains slowly throughout the home, or the same clog returns after snaking.

What are the signs of a broken sewer line?

Common signs include sewer smell, gurgling drains, wet or sunken yard areas, sewage backup, recurring clogs, and camera evidence of cracks, offsets, roots, bellies, or collapse.

Can a sewer line be repaired without digging?

Sometimes. Trenchless sewer repair or replacement may reduce excavation when the existing line condition, depth, access, and pipe path make it a good candidate.

How much does sewer line repair cost in San Francisco?

Cost depends on the pipe depth, access, damage, permit needs, repair method, and whether the line needs a spot repair or full replacement. A camera inspection helps provide a clearer estimate.

Do you offer sewer camera inspections?

Yes. Sewer camera inspections help locate the problem, document pipe condition, and confirm whether cleaning, spot repair, trenchless work, or replacement is the right next step.

What causes sewer lines to break in San Francisco homes?

Age, root intrusion, ground movement, corrosion, Orangeburg deterioration, clay pipe joint failure, offsets, and repeated heavy blockages can all contribute to sewer line failure.

Should I repair or replace my sewer line?

Repair is often best for isolated damage. Replacement may be smarter when the pipe has widespread cracking, collapse, major root intrusion, or repeated failures along the line.

Is a sewer backup considered an emergency?

Yes. A sewer backup can expose your home to wastewater and should be addressed quickly. Call for emergency plumbing help if sewage is entering the home or fixtures keep backing up.
